The Valuation

Processing The Property  
   
  Upon receipt of your written instruction of our letting and management terms of business we will immediately take internal and external photographs and prepare full details of your property for general marketing and circulation to our prospective clients.

Because Archers residential is prominently located in the centre of town, prospective tenants frequently call on us first. We offer 6 day opening and accompanied viewings to guarantee your peace of mind, and take up comprehensive references on all tenants via Homelet, who provide a six month rental guarantee programme.

Compliance With Safety Regulations
   
  You are responsible for providing instruction books for all items of electrical equipment for your tenant and will be responsible for ensuring that all electrical installations and appliances within the premises comply with the above regulations And especially written instructions on how the heating/hot water system operates.

It is a criminal offence to let premises with gas appliances that have not been checked annually by a CORGI registered engineer. You will need to provide us a copy of a gas safety certificate carried out no more than 12 months previously. If this GSC is not sent to us when you return this agreement we will authorise for a gas safety check to be carried out at your expense. The GSC will need to be renewed at 12 monthly intervals. The cost of the gas certificate will be deducted from you rental income.

** No tenancy will commence until we are in receipt of a valid GSC**

On The Market  
   
  We will market your property and inform suitable applicants of the availability of your premises by erecting a to-let board and by advertising in one of the local papers, the internet and Archers office window.

Please notify us in writing if you have previously agreed not to erect a To-let board with the freeholder or other interested party.

Viewings  
   
  As and when we have applicants interested in viewing your premises, we will either accompany these people to your premises with keys provided by you, or arrange a mutually convenient appointment for them to meet you at the premises.

Proceeding With A Suitable Tenant
   
  When an applicant (s) shows an interest in your property a full referencing process will take place. This process is carried out by an independent company. The tenant will be charged for this service. The rent is guaranteed for six months, if you wish to renew the guarantee after six months it will be at a cost of £50.00 plus VAT per tenant payable by yourselves.

Tenancy Agreement  
   
  You will need a comprehensive Tenancy Agreement setting out the rights and obligations of both parties. Where the tenant is an individual you will also need to have regard to the unfair contract terms regulations 1999 and guidelines prepared by the office of fair trading which states that any clause in a contract which is unfair to the tenant could be void.

Inventory  
   
  An inventory is essential for the proper management of your premises, whether they are let furnished or unfurnished, to reduce the risk of a dispute arising in the respect of the security deposit. The costs of inventories on a fully managed property are charged at 50% to the landlord and 50% to the tenant. On a silver service the cost will be down to the landlord only.

We employ an independent company who will carry this out on your behalf.

Rent & Deposit  
   
  We will collect the deposit together with initial rental payment from the tenant at the commencement of the tenancy.

We will hold the deposit as your agent, which means that at the end of the tenancy you must confirm agreement with the suggested deductions from the deposit. Deductions can only be made for damage or compensation for breach of the tenancy such as lack of cleaning or gardening. You are advised that if excess deductions are made and the tenant issues proceedings in the small claims court that a money judgement may be made against you.

Completion  
   
  The keys are handed over. Congratulations the property is now let.

6 Month Rent Guarantee  
   
  At Archers Town & Country we are committed to securing our landlords income, therefore, in association with Homelet we operate a rent guarantee system.

Once a potential tenant has been successfully referenced, an automatic rent guarantee covering a six month period will be implemented.

In the unlikely event that the rent is not paid by the tenant, the six months rent guarantee will come into force.
